You’ll notice a wide variety of housing styles in this neighborhood. There are large million-dollar homes next to small fixer-uppers, as well as condos, apartments, and nice single-family houses. Buyers invest in this area for its location and the charm of the older homes. In the upper avenues, you’ll find a selection of larger, newer builds.

The Locals

The Greater Avenues is the perfect neighborhood for anyone who wants to live in a diverse area, would enjoy a home with historic charm, or is looking for a strong sense of community. The neighborhood’s location is also great for those who work Downtown, at the LDS Hospital, or at the University of Utah.

Our Local Tip: For one of the best views of the city, drive up to 11th Avenue Park or hike up to Ensign Peak above Capitol Hill.

Parks & Nature

We recommend 11th Avenue Park if you’re looking for fantastic city views, a playground, a soccer field, a tennis court, and more. Lindsey Gardens in the lower avenues is another great park that features a playground, plenty of trees for shade, a baseball diamond, and an off-leash area for dogs. You’ll find several access points to the Bonneville Shoreline Trail in the upper avenues, which expands the whole valley and connects all of Salt Lake City.

Arts & Culture

The annual Avenues Street Fair is a can’t-miss community event held every September that features live music, food and craft vendors, and events for all ages. If you’re an architecture buff, you’ll want to see the Cathedral of the Madeleine. The Governor’s Mansion is another historic site, and is home to the Governor of Utah. The mansion is open to the public for free tours by appointment only.

Schools

The Greater Avenues is part of the Salt Lake School District and there are two great public school options: Ensign Elementary near 11th Avenue Park, and Wasatch Elementary.

Madeleine Choir School on 1st Avenue serves Pre-K to Grade 8 and is a Roman Catholic School in the Cathedral tradition.

The Avenues is home to several nice preschool options, including The Avenues Preschool and The Second Avenues Preschool, which are sister schools following the Reggio approach.

Shopping

While this residential neighborhood does have a few grocery stores, pharmacies, and independent shops, many residents will go Downtown to do their shopping at City Creek Center, which boasts over 100 stores as well as restaurants.

Dining

You’ll find most of the neighborhood’s restaurants in the lower avenues, including the Avenues Proper Pub and Avenues Bistro on Third. There are also a number of cafés in the neighborhood, ensuring you’re never far from getting your caffeine fix.

Getting Around

The walkability of The Greater Avenues varies depending on how high up you live. The lower avenues are very walkable with many shops, restaurants, and businesses, while the upper avenues are more residential with less public transit. Accessing other parts of the valley is a bit more difficult when you live here.

Located beside the University of Utah, this community has a collegiate feel with mature tree-lined streets, large remodeled homes, and a small Greek community.

The Greater Avenues Neighborhood Map - Federal Heights

You get the best views of the Downtown skyline, Wasatch Range, and the Oquirrh Mountains from this neighborhood. There’s also easy access to hiking trails, the University of Utah, and Downtown from here, but no public transit.

This older community has an eclectic mix of smaller homes, all built before 1930. With mature trees, public transit, and pockets of local businesses, Lower Avenues has a strong sense of community and is very walkable.
