What is Covered by the HOA in a Maintenance-Free Community?

The extent of what’s provided in these planned communities depends on the community itself. They can include any combination of condo apartments, townhomes, or detached homes—perfect options for the diverse range of residents mentioned above.

When you live in a neighborhood with an HOA, you can expect to pay a fee each month to cover the maintenance items offered.

Some of the most common items you can expect an HOA to cover include:

  • General upkeep and maintenance of the building and its common areas (for condos)
  • Building insurance and utilities (typically condos only, but it means you have fewer monthly bills to worry about)
  • Snow removal (either for parking lots or personal driveways)
  • Lawncare and landscaping (grass cutting, flower bed maintenance, pest control, etc.)

Is Living in a Maintenance-Free Community More Expensive?

The nice thing about living in a planned community is that there’s something out there for everyone. For example, are you an avid golfer? There are numerous maintenance-free communities planned entirely around beautiful fairways and greens. Do you live for days on the slopes? Some maintenance-free communities are within walking distance of pristine ski hills.

The cost of living in a maintenance-free neighborhood is impacted by the regular things that affect home prices such as property size, type, age, location, amenities, etc. More amenities, a sought-after location, and a larger home will always be more expensive than smaller properties with fewer amenities.
